Building Beyond Code: Meeting and Exceeding Commercial Remodel Codes
Meeting
more rigorous energy requirements can be a difficult undertaking in
commercial remodels because you must work with the existing structure
and mechanical system. Moreover, there are complications around who
pays for the improvements and who benefits. We’ll look at two retrofit
case studies, and walk you step-by-step through the process and issues
involved in meeting local commercial remodel codes.

“Split Incentives” Solutions: Ideas to Promote Commercial Green Improvements & Leasing
Despite
the many forces encouraging the retrofitting of existing buildings, one
significant obstacle is the split incentive problem, in which tenants
typically pay utility and other operating costs under “triple net” or
“modified gross leases”, leaving landlords with little incentive to
incur substantial retrofit costs. It will be necessary for landlords
and tenants to re-negotiate existing long-term leases of most
commercial leases in order to equitably allocate the costs and benefits
associated with energy retrofits of existing buildings. This
industry-wide phenomenon constitutes one aspect of the emerging field
of green leasing. Learn more about commercial green leasing issues and
solutions during this interactive and informative session.
